December is traditionally the quietest time of the year in the housing market, but for the savvy buyer in Leicester it is an opportunity! There is less competition, so you could be in for a Black Friday bargain, or a chance to secure a property that would normally have a lot of potential buyers swarming around.

Every angel’s favourite time of year

For many, December is a time to wind down and take it easy, but for you it could be a time for great opportunity. We are full of the spirit of Christmas, and it is a time when sellers can be a little more generous and less likely to argue over the price. It’s not that we completely let go at this time of year, but we do loosen the reins on our reindeer and enjoy the ride a bit more.

Another welcome window in the advent calendar for the house buyer is that house prices sit at their lowest in December. You’ll get the best price this month. Again more power to your pound.

Okay, so you’re maybe not going to open your home to buyers unless you have to. Even Santa’s only getting in if he comes down the chimney. But that does not mean you sit back and watch Home Alone with your spoilt children every evening. There is work to be done!

If your home is already on the market, or needs to be on the market, see December as an opportunity. You still have to devote the same attention to detail. Know this… If someone wants to view your home in December they are deadly serious about buying it. Otherwise they would be at the mall buying a scarf and matching gloves for Aunt Carol.

The other thing you should think about as you are idly eyeing the baubles on your very well appointed Christmas Tree, is this… I am going to be ready to put my property on the market. I will be ready to sell, as ready as Ronan Keating will be as he switches on the lights at Leicester Christmas Market – (just kidding, he isn’t – is he?).
